General Services Administration (GSA) Tenant Improvements
Since April 2024, Beecher Development has played a key role as an Owner’s Representative on numerous tenant interior projects for landlords involving government agency tenants. The projects include:
- Denver, CO: 35,000 square feet for U.S. Customs and Immigration Services
- Austin, TX: 16,600 square feet for the Drug Enforcement Agency
- Tulsa, OK: 61,150 square feet for the Department of Justice
- Vancouver, WA: 5,700 square feet for the Internal Revenue Service
- Denver, CO: 9,450 square feet for the Department of Veterans Affairs
Key Accomplishments:
- Negotiated a revised A/E reimbursement from the GSA, saving clients over $180,000
- Identified a square footage discrepancy in the GSA’s plans, resulting in a $350,000 savings in potential lost rent revenue for the landlord
- Beecher leveraged its strong relationships with design teams to review and adjust design scope, saving one landlord $80,000 in design fees
